What is Dharani Telangana?
Dharani is an Integrated Land Management System by Telangana Government. It’s one stoppage for all matters related to Land, whether it’s an Agricultural or Non-Agricultural.
All the records made available to everyone Online and even further transfer of land or Inherited.
Telangana Government took this project prestigiously because of the incidents like Lighting up of MRO with petrol in the revenue office itself.
Chief Minister made statements on many occasions that he would transform this entire revenue System and the time has come and it is happening with Dharani

With the overwhelming Response to the Website and App (Available in google play) Non-Agriculture land records procedure on hold and it will be back on track from Nov 23, 2020.
Features of the Dharani
- There will be two tabs to select 1.Agriculture Land 2. Non Agriculture land
- Once you select Agriculture or non agriculture tab , You’ll be taken to the page where you have to choose your district and Mandal
Benfits and features of dharani telangana
- Slot booking For Citizens: You’ll be asked to register your mobile number with an OTP to have an account on the website and you can book your slots here
- Apply for Pending Mutation: You can register for Your pending Registration lands here and you will be received messages and a date to reach the office.
- Every applied mutation will have a time limit within that time it has to be completed
- Land Details Search: You can get all the records about any land once you furnish the details that are asked on this window and you don’t have an account for this, you can directly visit the website and get it
- Prohibited land: if you want to purchase land or Sell land, you would get all the details here. if any issues with the land whether is it buyable or not, it will all be furnished here
- Encumbrance details: once you enter the details, your Encumbrance details will be shown like Father name and No of the data (Katha Number), including the loan account number and type of account as well as tenure of the loan.
- So anybody can go and check their crop loan status or any other loan that they have taken on their land
- The market value of the land for Stamp duty: This is the main feature of this system, you get to know the market value of the land in that particular area and you can pay the stamp duty according to it (Stamp duties are calculated on the market value of the land)
- So this can make everything transparent. I would say this is the heart from all the parts present in the body of the Dharani system
Under the New Revenue Act brought by Shri K. Chandrashekar Rao’s government recently
- Tahsildars are empowered to register Agricultural Lands
- Sub-Registrars are Empowered to register Non-Agricultural Lands
It was supposed to come into force much earlier, due to unprecedented rains and floods in Hyderabad some fiber grid got damaged.
NON AGRICULTURAL PROPERTY UPDATION PORTAL(NPB)
For Online Updating Of NPB : There are some list of Pre Requisites for Online updating of Non Agricultural Property
- Property Tax Identification Number (PTIN) or Tax Receipt
- Aadhar Number of the property owner
- One photograph of the owner (in .jpg format)
- Area of the property
- Family member details along with Aadhar details
- Communication Address
